What gets checked

You choose what I check. Nothing is all or nothing, and a condo plan looks different from a house plan.

Every home watch plan is built around what you want checked. Pick as much or as little as you need. Common examples:

Inside (houses and condos)

Leaks under sinks, around toilets, and at the water heater
Run faucets and flush toilets so drains don't dry out
AC, thermostat, humidity, and musty or moldy smells
Breakers, refrigerator, and freezer
Doors, windows, and locks
Signs of pests or break-ins

Outside (houses)

Walk the grounds and check entry points
Storm or tree damage, and the roof line as seen from the ground
Landscaping, irrigation timers, and sprinkler leaks
Pool or spa water level and equipment
Garage door and outdoor faucets
Mail, packages, and flyers picked up

Condos

All the inside checks
Lanai, sliding doors, and entry door
Mail and packages
The HOA handles the grounds, pool, and landscaping, so condo checks focus on your unit

Can you fix things you find?

Many small repairs, yes. I do those through Brett's Traveling Toolbox at my regular hourly rates.

How much does home watch cost?

It depends on the property and what you want checked. Send a request, and I'll quote a plan for you.

Do you handle emergencies?

Yes. Emergency response is available 24/7/365 for problems like active leaks or unsafe conditions. Please call. Emergency and after-hours work has additional fees, quoted separately.
